Kate, no not under water thanks, the great British press love to scaremonger 
environment agency says no risk of floods now, (we will wait and see) but BBC/sky/Daily Mail and even our own local papers websites think it will. Maybe I should start a new business www.buildanark.com on the back of the press.
Last BIG floods here were all surface water caused by very local heavy rain - this time the river is rising, we are used to it here atleast a couple of times a year - just like a high and spring tide really. So rename it Tewkesbury on Sea
If it rains heavily in Wales the river rises here, so gives you a clue how often
